Why do I need a building survey?
Building surveys are valuable if you are looking at a very old, unusual, listed, timber framed, or thatched property. It is also good to have a full building survey done if you want to do some serious building works. The surveyor will get into the attic, check behind walls, and look between floors and above ceilings
Is the surveyor a RICS accredited surveyor?
Yes, all Home Surveys are carried out by an RICS accredited surveyor. If a valuation element is incorporated in the Home Survey, or should the client wish to instruct us to provide a valuation, the RICS accredited surveyor will be a Valuer under the Valuer Registration Scheme (VRS).
Do you have Professional Indemnity insurance?
Yes we do.
Please contact us to find out more.
Can you value a flat if it is part of a commercial premise i.e a flat above a pub?
Yes you can.
Can you check for a Tree Preservation Order while conducting a survey?
We endeavour to obtain all relevant due diligence and compliance documentation in relation to the survey. You may wish to raise this with one of our representatives whilst they are noting your specific instructions
Can I be there whilst the surveyor is out at the property?
A valuer has a duty to act impartially and objectively and therefore in most circumstances this is not advised. If there is a particular area of concern, this should be highlighted to the surveyor/valuer prior to inspection.
Due to the
ongoing Coronavirus pandemic and it’s health
implications both for our clients and our staff, and
considering the changing local and national lockdown
restrictions, we reserve the right to refuse
accompanying us during our inspections.
Can you give me advice on how much the cost of repairs will be?
Yes, you may
wish to raise this with one of our representatives
whilst they are noting your specific instructions.
Can you cross-reference the actual boundary of a property as per stated in the land registry plan?
Yes we may
cross-reference the actual boundary of a property as per
stated in the land registry plan however the boundary
position as stated on land registry may not accurately
reflect the extent of the boundaries. Please contact us
for future information.
When will I receive my report?
Depending on
the complexity, we endeavour to provide you the report
within 10 working days of inspecting the property. A
representative will always keep you updated
How can I pay for my Survey or Valuation?
We accept payment by BACs or by cheque. A representative will e-mail you an invoice for settlement in the course of communication.
