Tenant Find: 10% of annual rental achieved

  • Creating bespoke marketing details which will be uploaded on to the national websites of Zoopla and Primelocation, as well distributing these to our registered applicant database for maximum exposure for your property.
  • Ensuring compliance of documentation prior to formally marketing the property.
  • Proactively calling our corporate clients and company lets.
  • Identifying and vetting suitable tenants to include taking up references (credit checks, assessing applicant's financial position, requesting payslips, employment references, landlord references etc.).
  • Provide advise on letting terms and negotiate terms of tenancy in accordance with your instructions.
  • Arranging check In / out to include inventory/schedule of condition reports.
  • Drafting of the appropriate Tenancy Agreement and arranging signing.
  • Arrange for collection of initial months' rent and deposit and remit to Landlord or Landlord's representative, less agreed fee.
  • Inform prospective Tenant of their obligations under the lease.

Let & Managed: 10% of the agreed monthly rent (disregarding any rent free or incentives that may be granted)

  • All services under the Tenant Find (Let Only) service PLUS
  • Collect and remit the rent received.
  • Pursue non-payment of rent and provide advice on rent arrears actions.
  • Managing the tenant's deposit throughout the term of the tenancy until property hand-back.
  • Making deductions from the deposit for any outstanding rent arrears or failure to yield up the property in accordance with the inventory agreement.
  • Deduct commission fees and other works as agreed.
  • Ensure all obligations under the lease are complied with.
  • Organise quarterly inspections of the property to support the above and take further action should the tenant breach any covenants.
  • Arranging routine repairs using approved reliable contractors.
  • Liaise with Tenants so that Landlords don’t have to.
  • Hold spare keys for the duration of the tenancy where provided.

Guaranteed Rent Scheme (2-5 year lease on fixed rent subject to inspection and condition)

  • All services under the Tenant Find (Let Only) and Let & Managed services PLUS
  • Remit the agreed rent regardless of whether the rent is received from the Tenant or the property is vacant, even during the process of eviction.
  • Absorb the council tax and utility bills for the duration of the lease to include those periods where the property is unoccupied.
  • Serving of eviction notices to include 'no fault' notices under Section 21 and 'rent arrears' under Section 8 of the Housing Act 1988.
  • No renewal fees, no upfront costs or no handling fees.

Additional non-optional fees and charges (for Tenant Find & Let & Managed)

  • Check In/Out Inventory: £175.00
  • Drafting of the tenancy agreement: £200.00
  • Handling and arranging repairs: 20% of total cost of repair

Optional fees and charges (for Tenant Find & Let & Managed)

  • Freestanding board cost: £65.00 (to include erection, board movements i.e UNDER OFFER, LET BY and removal).
  • V board costs: £40.00 (to include erection, board movements i.e UNDER OFFER, LET BY and removal).

Certificates/Licenses

  • Gas Safety Certificate (commissioned by GAS SAFE engineer): £75.00
  • Electrical Installation Certificate (commissioned by NICEIC or equivalent contractor): £120.00
  • Energy Performance Certificate (commissioned by a Domestic Energy Assessor): £80.00
  • Legionella Risk Assessment: £150.00
  • Selective Licensing: £250.00 per application (exclusive of council fee but does include liaising with duly appointed licensing officer to ensure compliance)
  • HMO Licensing: £450.00 per application (exclusive of council fee but does include liaising with duly appointed licensing officer to ensure compliance)

Sell your property (1.5% of the agreed sale price)

  • Ensuring compliance of documentation prior to formally marketing the property.
